Local emergency contact and property support in Fraser.
Fraser’s code puts the duty on the owner or a property management company, and asks them to attend the property within an hour and a half. That is the town’s rule, not a YHN service level. We are based in Granby and work in the Fraser Valley every week.

What Fraser requires
| Requirement | Fraser |
|---|---|
| What the code calls the role | No special term — the code names the owner or a property management company |
| How many | One |
| Response standard | Attend the property within 1.5 hours |
| Residency test | None |
Fraser issues its own short-term rental permits, separate from Grand County. Inside town limits you deal with the town. Outside them the county’s rules apply instead — two local emergency contacts, both full-time Grand County residents, responding within an hour. Requirements change; always confirm with the jurisdiction your property sits in.

Property types
Single-family homes, townhomes, duplexes and a growing stock of newer condos. Winter Park Ranch, Rendezvous, Grand Park, Meadow Ridge and Club Meadow Ridge, plus the established Elk Creek, Leland Creek and St. Louis Creek neighborhoods. Each association sets its own access rules and maintenance standards. We work in them regularly.
What goes wrong up here
Fraser sits on the valley floor where cold air pools, and it earned the “Icebox of the Nation” name honestly. Sub-zero stretches run from December through February. Heat tape, pipe insulation and a furnace that actually runs are not optional here — a heat source that quits during a cold week is a burst-pipe event, not an inconvenience.

Water and sewer: the Town of Fraser bills water and sewer for properties inside town limits, and several surrounding subdivisions sit in their own water and sanitation district instead. Find out which one you are in before you need it.

Permits & local resources
Fraser permits are issued by the town, not the county, and a Fire and Life Safety inspection from East Grand Fire is part of the process. Fees and deadlines change — check the town’s page before you file.
