Neighbor On Call · Grand County, Colorado
Neighbor On Call: local support that
already knows your property.
Neighbor On Call is a monthly membership for owners who cannot always be here. Property Setup comes first: we establish access, shutoffs, systems and vendors and build your Property Record. When you call, we start from what is on file. For short-term rentals, we can also serve as the local contact your jurisdiction requires where we meet its requirements.

How it works
How Neighbor On Call works
- 1
We get to know the property
Property Setup establishes access, shutoffs, systems, vendors, emergency contacts and operating preferences, and builds your Property Record.
- 2
You have a local contact
Member calls come to our main number, with your property information already on file.
- 3
We assess what is happening
We work through what can reasonably be handled remotely and determine what needs to happen next.
- 4
We respond and follow through
When on-site help, documentation or coordination is needed, we handle it within the authority and scope established for that property.
Membership and pricing
Neighbor On Call starts at $100/month.
Your rate is confirmed before your membership is activated. Membership pays for property familiarity and after-hours phone access. Field work is billed when it is used.
Included in membership
- After-hours availability on our main number
- Serving as your local contact on the permit, where we meet your jurisdiction’s requirements
- Familiarity with your property and its systems
- Phone triage when you call
- Issue-related group communication while a problem is handled
Billed when used
- Property Setup, scoped and confirmed before activation
- Labor and materials
- Requested on-site response, photos and documentation
- Detailed written reports
- Vendor coordination time and vendor costs, depending on the scope
Separate services. Home Watch, handyman and project work and wildfire readiness work are priced independently and are not part of the membership.
Not property management.
No bookings, guest messaging, pricing or listings. We will point you to someone who does that. The one exception is Travel Activation, below: for members who self-manage, we can step in for time-sensitive guest communications while you are traveling. Membership is by application.
Travel Activation.
Travel Activation is available to members when they travel and is scoped and priced separately. We do not handle bookings, pricing or listings during Travel Activation.
Replacement lodging.
If a property becomes uninhabitable, we can reach out to our local STR owner network to see what may be available for the guests. Availability depends on what other owners have open.
In an emergency, call 911 first.
Then call us. We are not a substitute for emergency services.
From the log
Two real calls
Christmas Eve, 6pm
An oven that would preheat to 200° and shut off, with two families waiting on dinner.
The owners called us. It was Christmas Eve and no appliance tech was available, so we loaded toaster ovens into the truck as a backup and went at the oven itself.
We got it reset and holding. The guests cooked their dinner at the hour they planned, and the toaster ovens never came out of the truck.
New Year’s Eve, 10am
Guests woke up to water and soap suds across the main level.
A load of laundry had run overnight, and the owner, out of state, called us. We called every emergency remediation company we could reach and nobody answered.
We loaded our own shop vacs, fans and dehumidifiers and started, because the sooner water dries the less it costs. It took all day. By evening the crawlspace and main floor were on their way to dry.

5 local-contact rule sets across six Grand County service areas
Every jurisdiction words it differently
Five sets of local-contact rules apply across the six places we serve because Tabernash follows the unincorporated Grand County requirements. Where two local contacts are required, Sarah and Rodney can be named as the two contacts. The response windows below are set by each jurisdiction’s code. They are not YHN service levels. Read the compliance guide.
Each card shows what the code calls the role, how many contacts it requires, its response clock and any residency rule.
